Free Fire Pit Waiver Template for Rentals

A fire pit is one of the most photographed features of a cabin or rental and one of the easiest to misuse. Burns, flying embers and fires that were never fully put out are the risks. A fire pit section in your waiver puts your fire rules in front of every adult guest.

Copy the terms below into the property-specific section of a full release, such as our free liability waiver template.

How to use this template

  1. Start with a full release of liability. Simple Waivers includes one, and you can read it on the free liability waiver template page.
  2. Copy the fire pit terms below and edit them to match your property and rules.
  3. Add them as the property-specific section, then send guests one link or QR code to sign before they arrive.

Fire Pit waiver terms (free to copy)

Paste into the Property-Specific Terms section
Fire Pit Terms. I understand that using the fire pit involves risks including burns, injuries from sparks, embers and smoke, falls near the fire, and fire spreading to people, property or land. I and every person in my group use the fire pit at our own risk.

I agree to check for and follow any burn ban or fire restriction in effect, to use only the fire pit provided, and to burn only firewood or other fuel the Organizer allows. I will not use gasoline, lighter fluid on a lit fire, or any other accelerant, and I will not burn trash.

A responsible adult will attend the fire at all times while it is lit, and children must be supervised and kept a safe distance away. I will keep the fire small, keep water or an extinguisher nearby, and not have a fire in high winds.

Before leaving the fire, I will put it out completely with water, stir the ashes and make sure they are cold. I am responsible for any damage caused by a fire my group starts.

This is sample wording to start from, not legal advice and not a guarantee of protection. Edit it to fit your property, and have an attorney licensed where your property is located review it before you rely on it.

What these terms cover

  • Burn and spreading fire risks.
  • Burn bans, which change daily in many areas.
  • No accelerants and no trash burning.
  • An attending adult and kids kept back.
  • Putting the fire out completely before leaving.

Tips before you use it

  • Post where guests can check the current burn ban for your county.
  • Keep a bucket of water or a fire extinguisher beside the pit.
  • If you supply firewood, say so. Moving firewood between areas is restricted in some states because of invasive insects.
  • Gas fire tables have different rules. Edit the fuel section if yours is gas.

Frequently asked questions

Should my rental waiver mention the fire pit?

Many hosts with a fire pit include it. Naming the fire pit and your rules specifically creates a record that the guest was told the rules and agreed to them.

What if there is a burn ban during a guest's stay?

The terms make guests responsible for checking and following burn bans. You can also lock or cover the pit, or message guests when a ban starts.

Is the guest responsible if their fire damages the property?

These terms say so, and a signed agreement helps if you need to recover costs. How that is enforced depends on your booking platform's damage process and local law.
